Applying new innovations, Thor Equities’ 800 Fulton Market leverages advanced capacity monitoring technology and expansive outdoor space to promote tenant safety, health and well-being

Chicago, IL, April 18, 2022 (GLOBE NEWSWIRE) — Global real estate leaders and joint venture partners QuadReal and Thor Equities Group are thrilled to announce the completion of 800 Fulton Market, creating a gateway to one of Chicago’s fastest growing neighborhoods, the Fulton Market District. The 326-foot-tall mixed-use office tower includes pandemic-appropriate design features, ranging from seven landscaped terraces that allow for indoor/outdoor workspaces, to state-of-the-art smart building systems. The project is LEED Platinum, aims for WELL Building Standard certification, and houses offices for technology-focused companies like The Aspen Group and John Deere.

800 Fulton Market offers a range of smart building systems that promote well-being, sustainability and energy efficiency. To better support tenants and efficiently maintain the building, Thor engaged Buildings IOT, a building network and management system that runs on cloud-based infrastructure, to provide machine learning insights to the team. real estate for resolution and observation purposes. The platform’s technology creates an unparalleled experience for tenants and their employees by monitoring spaces and circulating fresh air throughout the building. In addition, the building also includes electronic charging stations and scooters for tenant use, 5G DAS (Distributed Antenna System) connectivity, and a centralized tenant mobile app through RISE to host tenant access control. and offer employees the ability to reserve equipment in the building. Thanks to an in-depth analysis of the building’s life cycle and an eco-focused design, the building has an embodied carbon footprint that is 10% lower than the target goal for the year 2030, an incredible achievement for modern development.

“The completion of 800 W. Fulton – a significant milestone for Thor’s global portfolio – represents our commitment to developing best-in-class properties and our close attention to sustainability practices,” said Melissa Gliatta, director of the operation of Thor Equities Group. “Every detail of the asset has been carefully thought out and together with QuadReal we thank all the talented teams involved for their dedication in bringing our vision to life.”

Designed by architectural firm Skidmore, Owings & Merrill (SOM), 800 Fulton Market is carefully proportioned to relate to the pace and scale of the neighborhood’s historic streetscape as well as the downtown skyscrapers. city of Chicago through a series of stepped terraces. The 19-story design features a facade of brick, glass, and architecturally expressed structural bracing to better relate to the industrial character of the surrounding neighborhood, while landscaped outdoor spaces with native plantings and trees provide tenants with access generous on the outside.

“We set out to design a building that would feel like it had always been part of the historic and industrial character of Fulton Market, but would also recognize the pressures and concerns of the vibrant new neighborhood,” says Brian Lee, SOM Consulting Design Partner. “This sensibility informed everything from our material choices to the gracefully tiered form, in conversation with its immediate context as well as Chicago’s famous skyline.”

The building is distinguished by its X-braced steel external frames, a continuation of SOM’s unique history of creating structurally expressive architecture. Frames are designed to withstand Chicago’s harsh winters and high winds, contracting in cool weather and expanding in hot weather. Combined with an offset glass core suspended along the north side of the building, this unique structural system allows for large open floor plates and flexible, bright workspaces.

Inside, a triple-height main hall is defined by a cantilevered staircase and mezzanine that create layered activity spaces. The material approach, which uses exposed concrete, wood and red brick, mimics the exterior of the tower and draws inspiration from the industrial character of the neighborhood. With its flexible workstations and seats, the lobby also becomes a place of exchange that blends harmoniously into the bustling urban landscape.

A vibrant mix of retail, community and conference space, a fitness center and lounge enliven the site throughout the day. On the 18th and 19th floors, visitors can enjoy panoramic views of Chicago from the rooftop bar and terraces. Six site-specific murals are featured throughout the space, all by Chicago-based artists.

The project was designed by SOM and built by Lendlease for Thor Equities and QuadReal in collaboration with Omni Ecosystems, dbHMS, Engage Civil, VDA, Schuler Shook, Ava Gray Designs, CDC and Teligan.
